Waterville Valley Realty, Waterville Valley’s largest real estate brokerage firm, and All Mountain Rentals, the leading short term rental agency in the Waterville Valley region, have joined forces to better serve the short term rental market in Waterville Valley and grow second home ownership.
Waterville Valley Realty has a long history of providing seasonal rental services (usually six months or longer) to Waterville Valley property owners. As part of the service, they handle all aspects of rental management from leases to collecting deposits and rent, cleaning, inspections and more.
As part of their cooperative marketing relationship, Waterville Valley Realty will continue to handle winter and summer season rentals, and All Mountain Rentals will focus on short term rental services.
According to Waterville Valley Realty’s marketing director, Jan Stearns, “Waterville Valley Realty represents a large number of condominium owners who only use their properties during the warm weather months. We list their units for rent during the winter season. The owners are happy to have rental income to help offset expenses, and skiing families are happy to have a place to call their own for the entire winter.”
Stearns added, “What’s been missing from the rental equation is a resort-wide professionally managed short term program.”
Although short term rental management is available to condominium hotel unit owners and at select condominiums with onsite rental services, the rest of the resort’s condominium and home owners deserve the same dedicated service.
Short term rental management services are an important factor in second home and vacation ownership. Many owners and new purchasers look to offset ownership costs by renting their home or condominium when they are not using it. “The rental management service must be honest, dependable, and affordable,” says Kathy Harris, owner of All Mountain Rentals.
Making individually owned homes and condominiums available to vacationers contributes to the economic success of the resort by expanding the bed base.
“Individually owned condominiums and homes are usually larger than traditional hotel rooms and have more personal touches, which makes them attractive to vacationers,” says Harris.
All Mountain Rentals owner Kathy Harris has been in the vacation rental business for nearly 20 years. All Mountain Rentals is conveniently located at the traffic light in Campton just minutes from the interstate and 10 miles from Waterville Valley. “We represent vacation home owners who want to rent their property for shorter stays throughout the year,” says Harris.
Harris’s firm makes it easy for condominium and home owners to enter the vacation rental program. Her staff markets and advertises vacation rentals throughout New England, provides hotel-style linens, maintains a 24/7 online booking system, collects payment via credit cards, handles accidental damage protection, and maintains key storage, check-in and check-out services, paying NH’s meals and room tax, and post-check-out inspection and cleaning.
Waterville Valley Realty is proud to work with All Mountain Rentals to help them expand their high quality short term rental services in Waterville Valley. “We believe this service will enhance vacation property ownership for our customers and clients,” says Jan Stearns.
